Chamberlin

The Chamberlin Hotel was once a majestic hotel overlooking the Hampton Roads Harbor at Fort Monroe. Built in 1928, the 280-room hotel sits on nearly 5 acres with 9 stories above grade. The property is located within State and National Historic Districts.

OPC Hampton, LLC rehabilitated the existing structure and for reuse as senior housing and an Independent Living facility with approximately 130 units ranging from one to three bedrooms. Many character-defining features were restored including the grand lobby, indoor pool, and several of the original hotel doors. The complex is also includes a barbershop and hair salon, a private dining room for residents and guests, a library and a business center.

Other character-defining features that were restored include the terrazzo floors, crown molding and Palladian windows, the lobby chandeliers and the original Steinway piano.

An additional assisted living facility with up to 60 living units was designed to be built on top of a new parking deck adjacent to the hotel. The structure, totaling 229,000 gross square feet, was scheduled to be 10 stories tall with the top seven floors dedicated to assisted and independent living space. Architecturally, this new assisted living center was designed to be compatible with the existing adjacent, historic structures in size, scale, massing, materials and detailing. In addition, the building was designed to have brick cladding on all exposed facades matching the brick on the new parking deck and compatible with the existing, adjacent building’s brick color.

The parking deck, which was designed to replace an existing surface parking lot adjacent to the existing structure, was scheduled to take up the bottom three floors and will be equipped with approximately 393 parking spaces. Open on all sides, brick cladding will exist on all exposed facades to keep the design compatible with the existing building’s brick color.
